Joint & Several - All tenants are collectively and individually liable for the full rent amount specified on a single lease contract. This means that each tenant can be held responsible for the entire rental payment, regardless of their individual share of the rent.

The holding deposit will secure the property while you complete your referencing process. This payment, which is equivalent to one week's rent, will go directly towards your security deposit. The security deposit itself is due at the time you sign your rental agreement or contract.

A Guarantor is a UK adult who is currently in full-time employment or possesses savings that are equal to three times the annual rent of a tenant. This individual essentially agrees to take on the financial responsibility for the rent if the tenant is unable to fulfill their obligations.

We are also able to accept rent that is paid upfront before the official start date of the tenancy. This payment method can provide added convenience and flexibility for both parties involved in the rental agreement and may help streamline the moving process for tenants.

Tenancy begins and concludes at 12pm on both the first and the last day specified in the rental agreement, unless there are alternative arrangements clearly stated within the terms of the agreement.

Yes, as the contract is joint and several between all tenants, we are happy to accommodate any necessary amendments to the rents, provided that they collectively total the agreed-upon monthly amount consistently. Please let us know if you intend to make these changes before the contracts are officially issued to ensure all parties are aligned.

The security deposits for all our managed properties are securely stored in the Tenancy Deposit Scheme (TDS). In the event that an agreement cannot be reached between Xeno and the tenants, the TDS will be responsible for making the final decision on the matter.

Yes, it's your home, so you’re welcome to have guests staying over occasionally whenever you like. However, we would like to remind you that overnight guests should only stay in your private room and not in the communal areas of the house. Additionally, they are allowed to stay for a maximum of 3 out of 7 days of the week to ensure fairness and comfort for everyone. We kindly ask that, no matter what you choose to do, you respect your housemates’ space and take the initiative to inform them if you have someone staying over. This helps maintain a harmonious living environment for all.

All Xeno Properties are designated as no smoking properties. While you are welcome to smoke outside, we kindly ask that you ensure you dispose of your cigarette butts properly and appropriately to maintain the cleanliness and safety of the environment. Thank you for your cooperation.

Rest assured that all tenants who are signing a rental contract will have their own individual guarantor assigned to them, unless the rent for the entire duration is paid in full at the very outset of the agreement. This policy ensures that tenants have the necessary support to meet their financial obligations, promoting a secure renting experience for both parties involved.

As much as you might be pleased to take on the responsibility of guaranteeing, we need to ensure that it is financially affordable for the guarantor to do so. This consideration is a fundamental part of our commitment to our landlords. Additionally, you are welcome to blank out certain sensitive information, such as your National Insurance number, if that helps to put your mind more at ease during this process.

The Guarantor agrees to support the rent-paying tenant during times of financial difficulty by taking responsibility for making any missed payments on their behalf, ensuring that the tenant can maintain their housing stability.

We will send you an email shortly that will include a Google-linked form for you to complete at your earliest convenience. This email will also be accompanied by a hard copy of the form attached for your added convenience. You have the option to choose to complete the form in whichever manner you find most suitable for your needs, whether digitally or traditionally.

We understand that we ask for a considerable amount of information, and this detailed information is essential in order to properly qualify you as a Guarantor. It is important for us to ensure that you are indeed in a position to accept the significant responsibility that comes with being a Guarantor. The information we request is used solely for the purpose of qualifying potential guarantors; however, this information can be shared with the landlord if it is requested by them. If you’re not entirely satisfied with any of the information that is required or have concerns regarding the status of the agreement, please feel free to reach out to us at info@xenoproperty.com if you would like to discuss this matter further. We do have other options available, as mentioned in the tenants FAQ, including Housing Hand. Paying the full year upfront would eliminate the need for tenants to have a guarantor, which may offer some flexibility.

We do not share or pass on any guarantors' information to any third-party companies. The information we collect is securely stored within our systems for the entire duration of the tenancy. Once the tenancy has commenced, that information will be systematically removed in order to maintain privacy and confidentiality.
